Becoming a homeowner is one of the biggest joys of life. You take care of it like a baby and become emotionally attached to it. When selling your Brampton home, you want to make sure you hand it over to someone who’s going to take care of the house. At the same time, you want a good return on your investment. You may or may not have made several upgrades throughout the years, which increased the value of your home. I work with a lot of first-time home buyers in GTA and want to help out homeowners to upgrade homes according to what buyers are looking for. 

Here are 6 ways you can maximise your Brampton home’s value and sell for top dollar:

1. Replace old carpet with low maintenance tiles or hardwood floor

Carpets are difficult to clean and first-time home buyers in Brampton prefer a low maintenance alternative like vinyl flooring, tiles, or hardwood floor. That’s an added expense for them and would turn them away from your house. While changing the flooring is a big expense for you as well, an updated flooring will drive up your house’s price.  

2. Replace your lights and appliances with energy efficient alternatives 

Get a free energy consumption report from Hydro to know which fixtures are consuming the most electricity. Old light fixtures, fans, air conditioners, and kitchen appliances use up excessive electricity compared to today’s energy efficient alternatives. It isn’t possible to switch all kitchen appliances but you upgrade the smaller ones including the microwave and freezer. 

3. Hire a professional cleaning service 

Cleaning the whole house in a day while managing your busy work and kids’ schedules can be overwhelming. Luckily, you can hire a local professional cleaning service to get the job done for you. Many cleaners offer special staging packages, look into it. A well-cleaned house makes a massive difference in how prospective buyers in Brampton will view your house.

4. DIY bathroom upgrades

Bathrooms often get ignored by homeowners trying to sell their homes quickly. Don’t make that mistake! If you have wallpaper on the walls, switch them out. Add a new layer of paint or wallpaper. Clean out the grout. If the tiles are cracked, replace them. Another great idea would be to switch out the fixtures and replace yellow lights with white ones. 

5. Update some parts of the kitchen 

Many first-time home buyers in Brampton prefer moving in immediately after closing. They want the kitchen to be functioning and not leaking or stinking of any smells. Start by changing stains or cracked cabinets and countertops. I highly recommend you change out the knobs as well. They get touched the most and worn out easily. If the sink’s too scratched, changing it out is a good idea too. 

6. Add a few mirrors throughout the house 

Play with illusions and add mirrors throughout the house to make the rooms look bigger. My favourite places to hang a mirror include in front of the staircase, just next to the coat closet, and on opposite walls of a large window.
